  To The Maharashtra Real Estate Regulatory Authority (MahaRERA) Subject: Explanation for Delay and Request for Extension under Section 7(3) Respected Sir/Madam, We would like to submit this explanation regarding the delay in completion of our project registered under MahaRERA, which is due to expire on 14th February 2026. The delay has occurred solely due to unforeseen natural calamities that were entirely beyond our control, and we therefore request an extension under Section 7(3) of the Real Estate (Regulation and Development) Act, 2016. The city of Nagpur, where our project is located, experienced exceptionally heavy rainfall leading to severe flooding on two major occasions — 26th July 2023 and 23rd September 2023. These unprecedented weather conditions resulted in extensive waterlogging in the project vicinity. Consequently, our project’s basement structure was completely submerged under water. Due to the flooding, it became critically unsafe to continue any civil work at the site. The presence of water posed serious structural risks, threatened the integrity of the foundation, and created hazardous working conditions for labourers and technical staff. In adherence to mandatory safety standards and to prevent any long-term structural compromise, construction activities had to be suspended immediately. Once the floodwater receded, significant time and effort were required to remove the remaining water, clear debris, and conduct essential inspections. We engaged qualified structural consultants to perform a detailed safety assessment of the affected portions, including the basement and adjoining civil works. Only after all safety checks were completed and the site was certified safe did we resume construction activities. We request that our project completion timeline be extended accordingly under the provisions of Section 7(3) of the RERA Act. We assure the Authority that we remain fully committed to completing the project at the earliest possible date, with continued adherence to all regulatory standards. We kindly request your approval for the extension in view of the above circumstances.
