  We had taken Maharera Registration on 04/01/2021 and the original date of project completion was 08/12/2023. Since the project consist of only 1 building and we expected that the project would be completed in 36 months. However due to below mentioned circumstances the project could not be completed. 1. The project is situated at Village Dapoli Camp, Taluka Dapoli, District Ratnagiri, which is a very rural area. The village is situated at around 130 km from ratnagiri city itself. 2. We have started the projected in January 2021 just after the 2nd wave of Covid-19 on a good belief, but the 2nd wave of Covid-19 badly effected all the sectors especially the real estate sector. The unskilled/skilled labour required for the construction were hardly available as most of the labour went to their native places and there was large scale shortage of labour in the real estate sector. 3. On the top of the above the financial market of the real estate sector was badly effected and there was hardly any buyer especially in the rural area like ours. 4. The financial market of the rural area can be gauged from the fact that till today we haven’t been able to booked/sold any of the unit in our project. The same can be verified from the QPR submitted by us till date. 5. Till date whole of the project is being financed by the promoters of the project and the promoter wishes to complete the project through self-finance without waiting for the under construction booking. 6. Also, since no Units have been booked/sold and hence there is no requirements for consent from the allottees. If the RERA completion date is not extended by the authority, then the promoter will not be able to sell the units and there will be complete loss to the promoter as the promoter has already invested all their finances into this project. Hence we request the RERA authorities to extend our registration completion date by 2.5 years i.e. till 31/12/2026 so that the project can be completed. Also since there are no sales, there is no loss to any of the allottees by extension of the project.
