Terms of service

These terms govern your use of PropPin (propp.in) — a map-based property marketplace and RERA-project information service. By browsing or creating an account you agree to them. If you don't agree, please don't use PropPin. Our privacy policy explains how we handle your data and is part of these terms.

What PropPin is (and isn't)

  • PropPin is a venue: owners and seekers post property pins and contact each other directly, and we publish information about RERA-registered projects. We are not a broker, agent, or party to any transaction, and we charge no brokerage.
  • We do not verify title, ownership, pricing, or the identity of counterparties. Meeting, negotiating, paying and contracting happen between you and the other party — do your own due diligence before paying anyone anything.
  • Nothing on PropPin is investment, legal, or financial advice. Buying property is a large decision; consult your own advocate, CA and lender.

RERA data, scores and grades

  • Project pages reproduce public disclosures from MahaRERA (registration details, possession dates, construction progress, complaint and warrant records). We sync periodically, so data may lag the regulator's portal; the MahaRERA website is always the authoritative source.
  • The PropPin Score and builder scores are automated, rule-based summaries of those official disclosures. Every factor cites the disclosure it comes from. They are opinions derived from public data — not accusations, ratings agencies' work, or advice — and a high score is not a guarantee, nor a low score proof of wrongdoing.
  • Prices are indicative and unverified unless explicitly marked otherwise. RERA does not publish builder prices; ours come from public web sources and can be wrong or stale. Always confirm with the builder.
  • Micro-market guides and similar editorial content are general commentary, not statements about any specific project or person.
  • If you represent a promoter and believe a figure we show misstates the official record, contact us with the RERA number and we'll review it promptly.

Your account and your content

  • You must be 18+ and provide accurate information. You're responsible for activity on your account.
  • You keep ownership of what you post (pins, photos, forum posts, reviews) and grant PropPin a licence to host, display and distribute it on and off the platform (e.g. in search results and previews) for as long as it's live.
  • Post only what you have the right to post: your own property, or one you're genuinely authorised to offer, with truthful details and real photos.
  • We may remove content or suspend accounts that break these terms, at our discretion.

Not allowed

  • Charging brokerage or posing as an owner while acting as a broker.
  • Fake, duplicate or misleading listings; bait pricing; impersonation.
  • Harassment or abuse of other users, in chat or forums.
  • Scraping, bulk-downloading or reselling PropPin's data or users' contact details.
  • Attempting to break, overload or reverse-engineer the service.

AI features

The assistants and the project advisor use AI to interpret your requests and summarise data. AI can make mistakes: recommendations are grounded in the data we hold, but verify anything important against the project's official record before acting on it.

Watchlists and alerts

Alerts are generated from changes we detect in official disclosures. They depend on our sync schedule and the regulator's portal being available — we don't guarantee you'll be alerted to every change, or in any particular time frame.

Liability

PropPin is provided "as is", free of charge. To the fullest extent permitted by law, we disclaim warranties and are not liable for losses arising from transactions between users, reliance on listings, project data, scores, prices, or AI output, or from downtime or data errors. Where liability cannot be excluded, it is limited to ₹1,000 or the amount you paid us in the past year, whichever is higher.

General

  • These terms are governed by the laws of India; courts in Mumbai, Maharashtra have exclusive jurisdiction.
  • We may update these terms as the product evolves; the "last updated" date changes when we do, and continued use means acceptance. For significant changes we'll make reasonable efforts to notify signed-in users.
